Appraisal is a phone app for inspection capture and a web app for report writing that share one record of the property. No desktop program in the middle, and no lost work when the signal drops.
How the work flows
Capture on site, with or without signal
Rooms, condition, features, and photos go into the phone first. Basements and rural lots do not need a connection; the app behaves the same either way and syncs when it can.
Write the report at the desk
One schema-driven URAR in the browser. Sections appear based on the property and the assignment, the way the redesigned form works, instead of thirty pages of static screens.
Validate before you sign
The UAD rules run as you type and again on the server before signing, so the problems show up in your office and not in the lender's return.
Build and deliver the package
The server assembles the XML, PDF, and images into the delivery ZIP. Your workfile stays with the report as an audit trail.
What changes with UAD 3.6
- Mandatory for new reports submitted on or after November 2, 2026. The trigger is the first submission date, not the order date.
- One dynamic report replaces the numbered forms. Sections appear or disappear based on the property type and the assignment.
- More structure, less narrative. Discrete, repeatable data instead of free text.
- A different deliverable. A ZIP of XML, PDF, and images instead of a single XML file.
Why offline-first
A phone with one bar in a crawl space is "connected" according to the operating system while every request times out. So the app never waits on the network. Every tap writes to the phone, every screen reads from the phone, and sync happens when a request actually succeeds. Force-quit the app mid-inspection and everything is still there.
Your account is yours to secure: passkeys, two-factor sign-in, and a list of signed-in devices you can revoke one at a time.
